Business model

NLP’s business concept is long-term investment exposure exclusively focused on investment, management and development of logistics and warehouse properties in the Nordic area. The Company shall act as a consolidator in the industry and have the resources and competence to initiate and execute investments, work with operators and properties to secure income, minimize costs and add value.

NLP generates profit from two main elements: A stable and increasing revenue and cash flow from rental income, driven by an attractive lease structure with solid tenants, and the potential for future value increase in its underlying properties, driven by add-on investment in existing portfolio as well as new developments.

NLP considers the warehouse and logistic property segment to be attractive due to the strong development in the transportation infrastructure and distribution models in the Nordic region. Additionally the segment offers attractive lease features providing a predictable cost structure, relatively low tenant replacement cost and a stable rent environment, compared to other property segments such as office properties. NLP will also enhance its positioning for participation in new logistics developments as its portfolio size increases.
